Resident Selection Criteria
Rental Process and Application Disclosure
General Requirements:
- Every resident at least 18 years old must complete applications in full.
- Incomplete, inaccurate or falsified information will be grounds for denial.
- If your application comes back approved with conditions, additional funds will be required automatically.
Income:
- Applicant income, or applicant and spouse combined income, must be three (3) times the monthly rental amount.
- Income amounts must be verified in writing; applicant may provide three (3) recent pay stubs.
- If applicant is self-employed, then the most recent tax returns or statements from a CPA must be provided.
Supplemental Income:
- All supplemental income must be verified in writing.
- All verifiable bank accounts and investment accounts are assumed to earn 1% per month.
- A co-signer’s income cannot exceed 25% of the monthly rental amount.
Rental History:
- Applicant must have twenty four (24) or more month’s rental/mortgage history during the past three (3) years with no more than two (2) late pays or NSF’s during the past twelve (12) months.
- Applicant must have no prior lease violations requiring legal notice.
- We must not receive a “No” answer when asking a prior landlord of applicant “Would you re-rent to applicant”.
- If applicant has rented from a private landlord within the past twelve (12) months, then applicant must provide the most recent canceled checks or money order receipts for rental payments made to the private landlord.
Credit History:
- Applicant must have a satisfactory credit report obtained from a major credit bureau with a beacon or credit score of 600 or better.
- If applicant is approved for occupancy with a beacon or credit score from 576 to 599, the security deposit will be one and one half (1½) times the normal security deposit.
- If applicant is approved for occupancy with a beacon or credit score from 500 to 575, the security deposit will be two (2) times the normal security deposit.
- An applicant with beacon or credit score under 500 will require an approved co-signer.
- In addition to the above credit criteria, applicant must meet the below criminal criteria or applicant will be denied.
Criminal History:
- A criminal background check or record report will be run on every applicant.
- Applicant must not have a record of any felony crime that was adjudicated guilty or had adjudication withheld within the past seven (7) years, or any prior felony conviction of any length of time for any drug or arson related crime or any violent crime against person or property.
- Applicant must not have a record of any convictions for misdemeanor crimes within the past three (3) years except for traffic violations or other minor misdemeanor crimes.
- Applicant must not have a record of any conviction, guilty plea, or no-contest plea for any misdemeanor or gross misdemeanor or felony crime involving intimidation, assault, murder, sex-related charges, drug-related charges, weapons-related charges, property damage, criminal trespass, theft, dishonesty, or prostitution. Any of these shall be grounds for denial regardless of time.
- Any criminal record activity of applicant that could be deemed harmful to the health and/or safety of an individual, the rental property, the neighborhood, or the property of others shall also be grounds for denial regardless of time.
- Any pending charges or outstanding warrants against applicant for any of the above criminal activity shall result in suspension of the application process until any such charges or warrants are satisfactorily resolved. Properties will not be held off the market while awaiting the resolution of any pending charges or warrants.
Eviction/Broken Lease:
Applicant must not have been evicted or moved out without notice from any residence within the past two (2) years.
Pet Policy:
Additional fees and deposits are waived for service animals. No pets (with the exception of medically necessary pets) of any kind are permitted without the specific written permission of First Coast Property Management in the lease document and/or an addendum to the lease document. If pets are permitted, properties may require higher application fees and/or rent amounts. The following pets will not be accepted under any circumstances: GERMAN SHEPHERDS, DOBERMANS, PITT BULLS, CHOWS, ROTWEILLERS, STAFFORDSHIRE TERRIERS, PRESA CANARIOS, AKITAS, WOLF HYBRIDS AND HUSKIES.
Security Deposits:
Security deposits are security for faithful performances by residents of all terms, covenants, and conditions of the lease agreements, and residents may not dictate that security deposits be used for any rent due. Unless claimed due to a breach of lease or damages, a security deposit is refundable only when residents move out of a property at the expiration of the lease term.
Liquid Furniture:
Liquid furniture is acceptable provided that the home is structurally safe for the weight and the applicant provides proof of insurance naming the property owner and First Coast Property Management as beneficiary of any claim paid. The applicant will be responsible for 100% of any property repairs and/or replacements caused by liquid furniture malfunctions or abuse.
No Verbal Agreements:
Any exceptions to our company’s criteria will need to be submitted in writing for presentation to the property owner or landlord for consideration. If approval is then granted for any such exceptions, additional security, co-signers, and/or additional advance rent payments may be required. No verbal agreements will be executed or honored. Any agreements must be in writing and signed by both parties.
Burden of Proof:
It is the applicant’s sole responsibility to provide all application documentation as stated or otherwise mentioned in this criterion, as well as any other documentation required during the application process. Failure to provide requested documentation will result in the application being denied. We need all phone numbers for prior landlord references and all phone numbers for employment references. If your employer goes through a company that provides your employment information for a charge, it is up to you, the applicant, to provide that information to us as First Coast Property Management does not pay for employment verification.
Other Issues:
- Keys will be released on the first (1st) day of occupancy as stated in the lease agreement. Requests for the release of keys earlier must be approved by First Coast Property Management and if approved will require additional pro-rated rent.
- The applicant agrees that a move in after the 20th of any month will require the pro-rated rent for that month and the full rent for the next month, all of which is to be paid prior to applicant gaining possession of the property.
Acknowledgment:
This “Rental Process and Application Disclosure” is hereby made as an integral part of my rental application. I, the applicant, do hereby acknowledge that I understand and agree to the terms of application and rental process as described herein. I further acknowledge that I have seen and previewed the rental property for which I am applying (or for which we are applying if more than one applicant).
